I also wanted to have a &#8220;patience pole&#8221; a training aid that many  professionals use.  Both were manufactured by my husband here in his shop in Bastrop.  I have shared photos of these with other horse people and he has custom made quite a few.

			<content:encoded><![CDATA[<p>Central Texas and the  areas surrounding Austin area offers lots of different  real estate choices for horse enthusiasts from a big Texas sized farm and ranch properties to  planned  equestrian developments and all things in between.  You can be down by the River in Bastrop County,  or along a  creek in Jarrell, by a lake in Austin,  or out in the Hill Country in Dripping Springs! This area has it all!</p>
<p>When my husband and I moved to Texas with our fifteen paint horses we looked long and hard at many different areas before deciding on our ranch along the Colorado River in Bastrop. One of the criteria for the choice we made was that we were NOT wanting to be in a development of any kind.  We were looking for unrestricted property with an newer upscale home and horse set up and pastures so we could put up our own feed.  But for many horse owners developments that are horse friendly have a great appeal and having lived in an equestrian development, functioning as a Realtor specializing in that specific area as well as being the HOA president I do understand the appeal.</p>
<p>Here in Bastrop County there are  choices for horse friendly properties that include<a href="http://www.horsepropertyspecialist.com/la-reata-ranches"> La Reata Ranches</a>,  <a href="http://www.horsepropertyspecialist.com/the-colony">The Colony</a>, and <a href="http://www.horsepropertyspecialist.com/river-crossing">River Crossing</a> and I am very familiar with all of them.</p>

<p>The entry to the South Shore park turn off is on Hwy 21.  The North Shore park entry  is off of FM 1441 which can be accessed of of Hwy 95 or Hwy 21 from Bastrop.  Both parks and  the approx. 900 (surface ) acre  lake are  managed by the Lower Colorado River Association ( LCRA ).  Day fees are minimal and there are also campsites and cabins for rent.    This lake was developed as a cooling resevoir for the local power plant.  Kayaks and canoes can be rented and there are swimming beaches at both the North and South Shore.  There are limitations on the types of boats and the <a href="http://www.tpwd.state.tx.us/fishboat/fish/recreational/lakes/bastrop/">t</a>ypes of fishing on Lake Bastrop which you can <a href="http://www.lcra.org/parks/developed_parks/southshore.html">read more about on the LCRA website</a>.</p>

<p>My husband and I have moved our herd ( never under 12 in the last ten years&#8230;.I can still see him wince at the thought of a move ha ha!)  once from Colorado to Arizona, and then here to Central Texas.  With bred mares I  chose to move the horses over to Texas  first based on their scheduled foaling dates and our  scheduled closings one on our ranch in AZ and the other here.  My mares are pasture savvy so I was fortunate enough to find a lovely 8 acre turn out ( basically it was a trap for a cattle operation no longer in use) where I boarded them until we closed and moved into our home.  There are opportunities like this to be found but it takes knowing a local who can put their nose to the ground to find them.  This is something that as a local Austin area  horse property specialist I am happy to research for my Buying Clients</p>

<p><span style="font-size: x-small;">I will happily make the  appropriate  donation  at our upcoming closing to any one of the programs  listed on <a href="../deb-rowland/my-charities" target="_blank">my Charity page  on my website</a> and  I let my Clients  choose which one I should make  the donation to. </span></p>
<p><span style="font-size: x-small;">Another way  donations to get creative  with  donations we most recently have done is to use the funds to shop for   infant outfits that were donated to the Family Crisis Center in  Bastrop  for distribution. </span></p>
<p><span style="font-size: x-small;">If my Clients have a different charity   they  are  familiar  with that they would like to  benefit from a  donation  please they can send me  the information and I will make it happen after  our closing be they the Buyers I represent or the Sellers who&#8217;s  property I have sold. </span></p>
