Sure the green pastures of Bastrop where we bought our 26 acre ranch, and the great access that Central Texas provides for rodeos, ropings, events, and horse shows  throughout the state and beyond  were major factors but it can’t be horses and ranch life 24-7!

We love driving in to town to the SoCo area for some shopping, good food, and entertainment at least a couple of times a month. Here is a video that we recently produced and published on our brokerage website that show a lot of the great spots in SoCo that we frequently enjoy.

A good friend and I grabbed our horses on the spur of the moment and went out a couple of Sundays ago.  The day pass cost is $12.00 and it is so worth it.  We road for a couple of hours on beautifully manicured trails offering lots of variation to keep the ride interesting.  Our ride took us uUp and down hills on the Pine Ridge Trail , low water crossings and some great steep sandy switch backs on the Yaupon,  calming ride down under the tree canopy on Riverside, and up to Meditation Point for some unbelieveable views.

Horse Property vs Horse Friendly Property

Many real estate professionals who list horse properties for sale  are not familiar with horses and may not fully understand what Buyers with horse  need to know and want they want to see on an advertised horse property for sale.

Frequently  properties are advertised as an equestrian or  horse property when the property really is undeveloped  and what I would consider to be  a “horse friendly” property, one  that may allow horses, or have some components horse owners are looking for  such as nice pasture, a fenced area, and/or  or sandy loam soil that make it horse friendly.

Developed horse property should  should have improvements in place that include  things like barns, shed rows, run ins, turn outs, round pens, arenas, tack storage, breeding facilities, feed storage, and all the other components.

I have  compiled a group of currently available equestrian and horse  properties in and around Austin and surrounding areas here in Central Texas.  The properties  are just a few examples   of horse friendly properties and developed horse properties. This is not a complete list of properties but is a good representation of the different types of horse properties in this area.

Over the weekend I was able to procure an Exectuvie Home and Barn for a Tenant Client who is relocating to the Greater Austin area for work with horses. Finding a property to lease that has the right home and the right horse set up for Tenants can be a challange. Being a horse property specialist helps me help my Clients. This Exectutive Home had a beautiful master suite and split floor plan with three other bedrooms ( two of which were a Jack and Jill ). It had a large kitchen, breakfast room, living room, and flex room that all looked out over the pool towards the six stall barnmaster barn. The barn also had pipe fenced runs off of each stall and had separate tack and feed rooms. This particular client had a couple of trail horses and a show prospect so the barn was super important. There aren’t a plethera of properties like this advertised on the market so it can take a little work to find them.
