As a Realtor who has specialized in Horse Properties and Farm and Ranch properties, I have learned over the last 14+ years that there are so many differences between what a Listing Agent, and a Prospective Buyer consider a horse property to be. I live in Bastrop County in Smithville on my Paint Horse Ranch and I work in the surrounding counties including Caldwell County, Fayette County, Gonzales County, Hays County Lee County, Travis County and Williamson County.
Horse Property vs Horse Friendly Property
Many real estate professionals who list horse properties for sale are not familiar with horses and may not fully understand what Buyers who have horses need to know and want they want to see on an advertised horse property for sale.
Many times properties are advertised as a horse property when the property really is undeveloped “horse friendly property”. Personally I consider a horse property to be a developed horse friendly property with improvements related to horses such as barns, shed rows, run ins, turn outs, round pens, arenas, tack storage, breeding facilities, feed storage, and all the other components that are found in different combinations.
Buyer’s Agent for Horse Properties
As a buyer’s agent I know that it takes some extra work to help determine what the horse property Buyer’s specific needs and and then to gleen through the available properties for sale to come up with a list of appropriate properties for the Buyer to consider. I have extensive experience helping horse property buyers relocated to areas in the southwest in Colorado, Arizona, and now here in Texas since 2005.
Deb’s Picks
I have compiled a group of currently available properties in and around Austin and surrounding areas here in Central Texas. The properties listed under the provided links are just a few examples of horse friendly properties and developed horse properties. This is not a complete list of properties but is a good representation of the different types of horse properties in this area. If you are interested in any one of these properties please pick up the phone and call me directly 512-743-0516 to schedule an appointment to view. If you are looking for something that is not here, again, call me, and share your specific horse related wants and needs so I can search all of the available information to prepare a custom and comprehensive list of properties that will work for you.
Horse Properties – Factors to Consider
With the fact that there are so many different components involved in a developed horse property, as well as adding all the different types of horses, and riding styles/techniques/training there are many variables to consider when trying to match a Buyer to a horse property for sale.
This is where my experience comes in handy. I may not know everything about horses, but I understand a lot, and what I don’t know I will readily learn!
Listing Agent for Horse Properties
As a listing agent I know how and where to advertise horse properties, and horse friendly properties, to find Buyers who are looking for that specific type of property. I have established a large international following and network to assist in marketing these properties for a timely sale.
Why is this horse property for sale?
Most people with horses settle down and develop their property to fit their specific needs, and with the long term commitment they have made to their horses they really never had any intentions of moving away from that property for many years, if every, but things happen in life, changes are made, and horse properties are bought and sold.
