There are lots of horse properties and horse friendly properties in Bastrop County and other counties surrounding the Austin area. Last week I toured three properties each very different from one another but all great available properties. Each one was located in an area that offered shopping and ameneties within 10-15 minutes, all had good access, all were between 8-20 acres in size, with pasture area, and in sandy loam soil.
Property #1 had a nice custom 3 bedroom 3 bath home approx. 3 years witha fenced yard. The barn had 5 stalls ( one a foaling stall ) each with private turn out areas, as well as electric and water and storage for hay/tack etc. The only drawback was it’s proximity to a rail line which might or might not be a consideration for a buyer. The pastures need a bit of attention but could be brought back to good producing fields with some weed abatement and fertilizer.
Property #2 had a cute smaller home that had been recently updated. The horse facilities included a couple of stalls in a large barn/shop, turn outs with run ins, small water catchment pond, horse walker, detached office/shop, and nice producing hay pastures.
Property #3 had a nice three bedroom home built in the late sixties that has been remodeled and updated. Big carport. Detached office. Outbuildings include a huge metal building that would make a great horse barn, a storage building perfect for equipment and hay storage, and two large pastures.
