Copeland Hill is a dead end road that climbs up and away from the river valley of the Colorado where there are a number of private ranches that are either summer retreats and second homes or year round homes. 301 Copeland Hill is a large home offering 5 bedroom total with 4 in the main house and a guest suite off of the garage. The home has a great room style living area with large breakfast bar in the kitchen and a seperate dining area . Being a split floor plan the master suite connects to a sitting room that does/can count as a seperate bedroom. 265 FM 86 | Red Rock ranch offers potential for multiple home sites

Yesterday I was out at my Red Rock ranch listing and I took some new photos. While I was there I confirmed that the current Owners installed 200 amp service to the house, and the shop, along with an extra 200 amp service at the shop. They did this for a future build of a second residence along the pond . There was also service to the original home site where there had been a mobile home ( which these Owners removed) that is up closer to the road on the other side of the pond. If someone is looking for a property that offers potential for multiple residences ( guest house/in law house/ overseer housing/etc.) With the drought the pond level is down which is to be expected. The Owner just recently had the area that has dried up shredded so that it is neat and tidy and ready to be refilled when the rains come back. The cattle and horses on the property were taking advantage of the shade as I drove in and were headed through the trees to the pond when I left. The Owner said there is still plenty of graze left in the lower portion of the ranch ( down by the creek and the hunting blinds ).

Market your listing| Participate in local Realtor tours

One of the things that can be done to market a listed property is to participate in a local Realtor tour.

One thing that I can do for a listed property here in Bastrop County is submit it to the local Realtor tours. In the Bastrop/Smithville area these are held each Friday. They do not have a set schedule for areas and the tours are sporadic depending on what listed properties have been submitted.

Many times properties in outlying areas ( outside of townships ) are not added due to the amount of drive time but if they fit into a cohesive tour with other area properties they are added. Once submitted if the properties are added to an upcoming tour date I let my Listing Clients know in as much advance notice as possible so they can have their property in top top/show shape for the tour!

The Bastrop/Smithville tours start at about 9 am and run until all the properties are seen ( generally before noon ). The agents all caravan to each listing for a quick look/see and to provide agent comments/feedback on the listings regarding price/highlights/problems etc. This is a great opportunity to market your listing to Agents who may get calls about it from all of the marketing we are doing, or who may have a Client who is a perfect match for the property.

Generally I suggest that my Listing Clients have some kind of little snacks out for the Realtors such as bottled water, and packaged snacks to enjoy. Realtors love food and the tours can get very long. They don’t normally stay in the property very long, it is almost like a Chinese fire drill ( and sometimes quite funny to watch as we all get stuck in a driveway waiting for the last one in to come and move their car so we can head out…)

There are no guarantees that a property will be added or toured. But we can ask! Another option to market your listing is to hold a Realtor Open House with specific invitations to local Realtors, and serve that would serve lunch or appetizers to get them out for a visit!

Kayaking the Colorado River in Bastrop County Texas

This last weekend we kayaked on the Colorado River from the new private access we have cleared at our ranch located just outside of Bastrop about half way to Smithville. We dropped in about 9:30 in the morning. It was not a very windy morning so the waters just off our ranch were calm. We are located in one of the deepest areas of the river so the waters were not challenging to kayak. We paddled upstream about an hour and then “floated” back home. The water levels are still fairly high so we did not encounter any rapids upstream. We know there are rapids just below us on the Smithville side. It was a nice paddle on a beautiful day. We are thinking about offering parking and access to the river to kayak enthusiasts from our ranch. Tis the season for watermelons!

With watermellon season in it’s peak here in Central Texas, the heat index high, and the drought in full swing, the cool sweet refreshing fruit is in high demand.

There are piles of them at the grocery stores. People substitute regular desserts with the fruit. People even create an refreshing and sometimes very potent cocktail/ fruit (cut a whole in the watermelon and add your liqour of choice, chill, then cut up and serve to adults!)

With the watermelon harvests also comes celebration. Luling in Caldwell County is having their four day Watermelon Thump June 23-26th. There is something for everyone including a watermelon seed spitting contest along with food and entertainment for the whole family that goes on into the night with some great country bands.

In Bastrop County the little burb of McDade east of Austin out 290 is having their Watermelon Festival on Saturday the 9th of July. McDade’s festival is not as big as Lulings but it is just as fun with a parade, car show, dance, and of course the big weigh in to see who grew the biggest watermelon this season.

Bastrop Producers Market | Sustainable and organic foods

Located on the feeder road on the south side of Highway 71 in Cedar Creek in Bastrop County the Bastrop Producers Market offers sustainable and organic foods along with hand made items, local baked goods, pastured meats, soaps and skin care, free range egs, and local seasonal fruits and veggies. This is a new kind of Farmers Market located indoors and it is open Tuesday through Fridays from 11 am to 6pm , Saturday from 9a m to 6pm and Sunday from Noon to 5pm. I stopped in this week and picked up organic apple cider vinegar, some fresh beets, and carrots. They even have organic chicken scratch. Next trip I am going to try their local pork and buffalo.
